A NEW retail development, which could bring as many as 50 jobs to York, looks set to get the go-ahead, after developers amended their plans to accommodate three oak trees.

City of York Council's planning committee had recommended that the scheme should be rejected, because the store would encroach on the trees, all of which have tree protection orders.

But Sheffield-based landowner, Henry Boot Development, has agreed to re-position the proposed building to ensure the trees are not harmed.

Councillors and officers will meet the architects tomorrow to discuss minor amendments to the specific design of the building, but the application now looks likely to get the thumbs-up, enabling the firm to proceed with its plans.

Henry Boot wants to build a 25,000sq ft store in Stirling Road, Clifton Moor, next to the former Ikon and Diva nightclub and Mega Bowl.

Outline planning permission was granted in January 2003, on the condition that the store was not used for the sale of food, clothing, books, sports goods or other convenience goods.

A spokesman for Henry Boot said the firm had been asked not to reveal the identity of its client. The mystery retailer is expected to make an announcement later this month.

The architects behind the development will meet the chairman and vice-chairman of the council's planning committee tomorrow, in an effort to resolve a number of remaining concerns.

Councillors are particularly concerned about the north entrance to the building, which was initially designed to be ten metres high. The council is believed to favour a lower design, which will be less domineering when viewed from the ring road.

The council is also keen to see greater provision for cycle parking at the store, and improved landscaping between the store and Stirling Road. Once given the all-clear, Henry Boot has said the store could be built within five months.
