A LARGE-SCALE housing development with hundreds of new homes, a care home and children’s nursery could be built in Pocklington.

Gladman Developments has submitted a planning application to build on land to the east of The Balk. It would comprise of up to 380 houses, including up to 25 per cent affordable housing.

The multi-million pound development would feature a new local centre with a children’s day nursery, convenience store and 60-bed care home. There would also be allotments, a skate park and a children’s play area.

In a planning statement submitted with the application, the applicant says: “The benefits of the development proposals are considerable. The proposals will make a significant contribution towards meeting the social elements of sustainability through: providing homes to meet the objectively assessed housing needs of East Riding and making a valuable contribution towards five year housing land supply.

“Further the application proposals will provide 25 per cent affordable housing at no cost to the council, this should be regarded as a significant material benefit.

“The proposals will also deliver a number of economic benefits, which include New Homes Bonus totalling £3.6 million, 316 jobs in construction, a further 344 indirect jobs in associated industries and total gross expenditure of £9.54 million annually.”

Access to the development would be from The Balk.

Meanwhile, separate plans to build 323 houses and flats on land off Yapham Road in Pocklington went before East Riding of Yorkshire Council’s planning committee recently. The plans were deferred for the completion of a section 106 agreement, to include a commuted sum instead of the provision of a large playing field.
