DEVELOPERS plan to build hundreds of new homes in Pocklington as part of a multi-million pound project.

Gladman Developments hopes to build on land to the east of The Balk. The development would comprise up to 410 houses, including up to 25 per cent earmarked for affordable housing. There would also be allotments, a skate park and a children’s play area.

The applicant has requested an "environmental impact assessment screening opinion" from East Riding of Yorkshire Council, usually a precursor to a formal planning application.

It says it will soon be consulting Pocklington residents and local organisations with an interest in the proposals, to gather views and suggestions that it will feed into its plans.

Following feedback from the local community, Gladman Developments says it plans to submit a planning application shortly after.

Pocklington mayor, councillor David Sykes, said he was worried about the volume of new houses that could be built in the town.

He said: “Houses are appearing in the town left, right and centre.

“There are a number of potential residential developments creeping in to build houses outside of the original new build development plan. Of course, they have to get approval. The original plan in the East Riding Council draft allocation document in 2012 was for 1,250 new houses. I am concerned about the town’s infrastructure meeting the demands of building growth.”

Stuart Carvel, a senior planner at Gladman Developments, said: “The proposals are not considered to be of a scale or character that would be likely to have significant effects on the environment.”

He added: “A full transport assessment will be provided when submitting the planning application. However, our initial examinations indicate that given the scale of the proposed development the impact of the proposed development in traffic, transport and highways terms is not significant.”

Access would be from The Balk Meanwhile, separate plans to build 325 new homes on Yapham Road in Pocklington are likely to go before East Riding Council’s planning committee at its next meeting.
