A PROPERTY business supplying planning, sales and marketing services created the client demand for a new sister company specialising in finance.

The concept of Huntington Road-based Ice Cubed Commercial Finance is an independent commercial finance brokerage providing property developers, property investors and business owners with a range of finance products to assist in their business development, growth and sustainability.

The business has a strong property background and focuses on sourcing property development finance, commercial investment mortgages and finance.

Geographically the business has national coverage for property finance and has a satellite office in Shoreditch were it can service its London and South East clients from.

The business, founded by managing director Tom Frank, was born out of a demand from existing clients and associates for a commercial finance service.

The company’s sister business Ice Cubed Consulting was formed in 2006 and has provided property developers and investors with advise on a range of subjects including sales, marketing, planning etc but there was an evident demand for more financial support for these businesses.

Therefore Ice Cubed Commercial Finance, which is entering the New Business of the Year category, had the enviable starting point of a number of high profile active property clients from day one. The growth in the first year of the business has been very much organic with existing clients and introducers providing direct business and also referrals.

The business has funded some high profile projects in York including the acquisition of the Aviva offices in Rougier St which is currently being converted into a Malmaison Hotel and the acquisition of the Gas Works site in Heworth Green which will be brought forward as a residential planning application in the coming months.

The business sourced a total of £44.5 million in lending in its first year.

In terms of the launch and marketing, Cubed Commercial Finance has tried to be innovative and varied in its approach, including working closely with Make it York particularly on the Bloom York event, holding its first anniversary party on the York Flower Boat.
