PLANS for a new 3,000-home settlement west of York will go on display as developers prepare to submit a planning application.

Oakgate Group is urging local residents to come along to the consultation event - which takes place at Green Hammerton Village Hall between 3pm and 7.30pm on Tuesday - and help shape its future masterplan for ‘Maltkiln Village.’

A spokesman said it intended to submit an outline planning application to Harrogate Borough Council shortly but would take on board all comments it received and, where possible and appropriate, make changes to the masterplan as a result.

Managing director Richard France said the development would cover an area of approximately 166 hectares, centred around Cattal railway station, on the York-Harrogate line.

“Maltkiln Village would be a sustainable and well-connected new settlement, with Cattal railway station at its heart,” he said.

“Our vision is to create a new ‘lifetime’ community, providing homes for first time buyers, family homes and homes for later life, supported by key infrastructure, community facilities and a new primary school.

“Our planning application will provide an opportunity for the local community to play a key part in the design evolution and concepts for the overall development. Importantly, the development will not interfere with existing settlements in the area and can be delivered without adversely affecting existing community facilities.”

The council’s draft Local Plan originally allocated land between Green Hammerton and Kirk Hammerton for up to 3,000 new homes to meet the district’s housing needs. The plans - dubbed Great Hammerton - prompted huge protests from Hammerton residents and the authority decided last autumn the rival Cattal scheme nearby should also be considered fully.

The Oakgate spokesman said the council intended to produce a development plan document to define the precise location for the new settlement.
