WHEN we sift through York’s properties for sale it can be tricky choosing which to feature.

Not this week though, because Nixon Homes development The Square on Tadcaster Road won first prize for Best Housing/Large Development category in 2009 for the builder’s intention to “meet and exceed the building regulations from start to finish”.

To prove the point here we have a fine four bedroom townhouse and it is also one of the few to have a double garage plus an extra parking space. Laid out over three floors, the internal accommodation is finished to a very high standard and is entered through a hallway with oak flooring.

The main living space begins with a generously proportioned living room where the oak floor theme continues and there is a fireplace with a recently installed remote controlled living flame gas fire.

At the heart of the home is an impressive newly fitted bespoke dining kitchen with French doors opening onto the rear garden. It comes with a range cooker and built-in appliances, which have been updated along with the kitchen.

The ground floor is completed with a separate WC and useful utility cupboard. On the first floor are two double bedrooms, one with en suite shower room and a family bathroom, with both bath and a shower cubicle. The final two double bedrooms are found on the second floor; both have built-in wardrobes, while the master again boasts an en suite shower room.

Outside there is a fabulous rear garden, mainly paved with decorative slate areas. As you would expect with any contemporary build there is double glazing throughout and gas central heating fired by a recently fitted condensing boiler. For added convenience it is controlled by a Hive smart thermostat. The property also has a new remote controlled security system.

If, like us, you have just been sifting through York’s properties for sale and are finding it tricky choosing which ones to shortlist, haven’t we just made life a whole lot easier?
