Brian Page reports on the last stages of an impressive rural development at Nafferton.

NAFFERTON is a pretty-as-a-postcard Wolds village, with a great deal of history and character.

So when Beal Homes launched their Nunings development in the village, they wanted to make sure that, while they produced contemporary homes, the new properties would very much fit in with the style of their neighbours.

The result was a remarkable collection of houses which blended beautifully with their surroundings yet had stylish, modern interiors.

Now, as building work on the collection of some 57 properties nears completion – with 14 different house styles ensuring this is no sameysamey estate-type development – the Beal team are opening the doors to what will be the final show home on site.

It is a ‘Hovingham’-style detached house built, as with the other properties on the development, with a rural exterior hiding a contemporary style interior.

Outside, there is a very handsome facade with arched brick window head detailing, bay windows to the ground floor and casement windows with decorative Georgian bars and stone-type window sills.

Inside, the styling has modern family life very much in mind – and there is an awful lot of room for that family to romp around in, with a floor space of 1,228ft spread across three floors.

What’s more – and, here’s a bonus if you get in early enough on the build process – you will be able to choose either a spacious modern open living-dining layout to the ground floor or, as is the case with the new showhome, a more traditional layout of a lounge and a kitchen/dining room with French doors opening onto the rear garden.

On the first floor there are two bedrooms and a family bathroom, while there is a hugely-impressive topfloor suite with master bedroom and shower room.

Did we mention the word impressive?

Well, here’s something else impressive – prices for this superb family home begin at just £209,995, rising to £219,995 if you want a bigger plot with a larger, south-facing garden.

With that sort of build quality at that sort of price, it is no surprise that this has proved to be a very popular development. And even if you want to step up to a four-bedroomed detached house you will still be very much in value-for-money territory.

There are two ‘Hambleton’-style homes available, priced at £224,995.

With this style you will find a roomy family home with a ground floor boasting a contemporary and spacious kitchen dining room and a large lounge.

The master bedroom of the four has an en-suite shower room and the other three double bedrooms share a stylish bathroom.

As to Nafferton itself, this is a super village with a lot of local amenities.

They include four (yes, four) pubs, a highly-regarded primary school, a well-stocked local store, post office and a petrol station – and a local railway station.

Which makes this an ideal commuter spot... with Driffield being just three miles away and the East coast ten miles down the road, and York a manageable drive away.

If you want a slice of this rural idyll you may need to be quick...
