Thorney Mire Barn offers a fantastic lifestyle opportunity for those looking to live in a stunning location and run a business where you can control a work/life balance. A superbly presented former farmhouse and attached barn which is currently operating as a 5* B&B in the heart of the Yorkshire Dales National Park. It is an excellent set up with the owners having a two double bedroomed en-suite independent home, connected to the guest accommodation with three en-suite letting rooms. This is set within walled gardens which adjoin open countryside beyond. In addition there is the Shepherd s Hut which is set in the woodland which extends to around 2.99 acres and drops down to Widdale Beck for those wanting a true rural retreat!

Owners' Accommodation

The property can be entered either from the lobby on the side drive, into the kitchen, or from the main reception hall. From here there is access to the three letting rooms and the dining room, which is the interconnection between the guest accommodation and the owners accommodation and forms a nice separation. The owners living room has a stone fire surround and hearth with a log burner and a door opening to the garden. The main hall has a spindle staircase leading to the first-floor landing and a good sized space allowing for an office area below. From here there is access to the dining kitchen, utility/laundry, a ground floor WC and a door to the side driveway. The kitchen is well thought out with plenty of cupboards, integrated appliances and a cream, four oven, electric Aga with a ceramic hob. The fitted units have solid oak frontage, granite work surfaces, and a matching island unit with breakfast bar. The integrated appliances include a microwave oven, coffee machine, two fridge/freezers, two dishwashers and an inset double Belfast sink unit. This is a T-shaped room with plenty of space for a dining table and chairs and French doors open to the gardens and a separate door leads to a side lobby.

The first-floor has two large en-suite bedrooms. The master suite is a very pleasant, large room with exposed beamed ceilings and a good range of fitted bedroom furniture with wardrobes, drawers and a dressing table. The en-suite has a full suite with a large double ended jacuzzi style bath, with a view of the countryside, walk-in shower cubicle/steam room with seating, a wash hand basin with wooden shelves below and a low-level WC. The guest suite has its own small entrance vestibule with access to a shower room/WC and a linen cupboard. This double bedroom has a vaulted and beamed ceiling, and has a range of fitted bedroom furniture in a contemporary grey colour.

B&B Accommodation

The main reception hall, which is at the back of the building, provides access to the dining room and the three letting rooms, one to the ground floor and two to the first floor. The dining room has a stone fire surround, chimney breast and hearth with a log burner, this room enjoys excellent views over the gardens to the fields beyond. The Garden Room is a large, double, ground floor bedroom with arched French doors opening through to a private terrace in the garden. The room is disabled access friendly and has an en-suite wet room with a shower, pedestal hand wash basin and low-level WC. To the first floor there are two further double en-suite bedrooms.

Longfords is a very pleasant large double bedroom with exposed beamed ceiling and an en-suite bathroom with a panel bath, pedestal wash hand basin and low-level WC. Whatcroft is the largest double bedroom with a vaulted and beamed ceiling, a dual aspect room with windows overlooking the woodland to one side and the open fields to the other. It has a large bathroom with a panel bath with shower over,

pedestal hand wash basin and low-level WC.

Shepherd's Hut

A super retreat set within the woodland for those wanting a true rural escape. This classic, timber clad shepherd s hut has wooden steps up to the French doors which open to an open plan living, dining, bedroom area. This is fitted with bespoke furniture including double bed, open wardrobe, wall and floor kitchen unit with a Belfast sink, fridge and a small dining table and chairs. A sliding door opens through to the shower room, with step-in shower cubicle, wash hand basin and low-level Eco WC.


The property sits in a good-sized plot with plenty of parking on the approach to the property and a stepped stoned path, with a sloping wheelchair friendly path adjacent, up to the main reception hall. A drive provides access to the side of the property with a flagged and cobbled parking area and access into the house via a stable door into the side lobby which opens to the kitchen. There is a range of timber out-buildings and the oil tank is located here. A five-bar gate opens through into a very pleasant walled garden which has excellent views over the adjoining open fields and hills. The gardens comprise a large stone terrace which is accessible from the dining kitchen, the owner s living room and an archway leads through to a private terrace for the guests using the Garden Room . From here stone steps lead up to the garden area

with large gravelled pathways running around a central fence area with raised vegetable plots with timber edging. There is also a second patio to the far end with plenty of space for sitting outside and a duck pond.

The woodland is on the opposite side of the lane on an elevated site and extends to around 2.99 acres which slopes down to the Widdale Beck, which is a tributary of the River Ure. There are paths meandering through the woodland to enjoy the mature trees and varied flora and fauna including red squirrels. The shepherd s hut is set within the woodland and provides an escape for those wishing to stay in a more rural setting. There is also a large hen enclosure at the end of the woods.


The property is served by oil fired central heating, drainage is to an electrically powered Klargester Biodisc mini processing plant and the water supply is private.
