The property is available in two lots or as follows:

Lot 1 (coloured red on the plan)

The freehold interest in approximately 246 metres of the northern bank and half of the river bed of the Driffield Trout Stream at Dawson's Dam

Lot 2 (coloured pink on the plan)

Fishing rights only over approximately 386 metres of the Driffield Beck to the east of the Hallimanwath Bridge over which a right to fish along approximately 2 metres of the south bank will be granted.


Both Lots are located on the southern edge of the Market Town of Driffield as shown on the plan included within these particulars.


Access to Lot 1 is on foot along the edge of the adjoining field, the gateway into which is shown marked by a x on the attached plan. Access by vehicle is permitted when necessary for maintenance purposes including the right to place a stile in the boundary fence and planks over the adjoining open ditch.

Access to Lot 2 is by vehicle or on foot along the route shown coloured brown on the attached plan. Space to park one vehicle can be made available.


Both sections of water are designated within the River Hull head waters Special Site of Scientific Interest (SSSI).
