The land is for sale freehold with vacant possession available on completion.

Growing Crops Early Entry

The growing arable crops are reserved by the Vendors. Entry will be permitted after the crops are harvested and the straw has been cleared subject to an exchange of contracts and payment of a 10% deposit. Information on cropping history can be provided upon request.


The miscanthus is under contract to Terravesta up to the 2022 harvest. Information provided by Terravesta indicates the miscanthus averaged over 10t/ha in 2014 and the net margin was in the reqion of £267/acre. The Purchaser(s) will be required to continue with the growing contract with Terravesta, subject to their approval. Further information can be provided upon request.

Sporting and Mineral Rights

The sporting, mines and mineral rights are in hand and included in the sale in so far as they are owned.

Public Rights of Way, Easements & Wayleaves

The land is sold with the benefit of all accustomed or granted rights of way, water, support, drainage, electricity supplies, light, or other easements, or quasi easements and restrictive covenants and all existing or proposed wayleaves for electricity, drainage, water, gas and other pipes whether shown on the plan or indicated in these particulars or not and without any obligations to define the same respectively. There is an electricity pylon in Lot 1. There is a public bridleway that leads along the hardcore track from the A1035 in Lot 3.


In the event that the sale of the property or any part of it or any right attached to it becomes chargeable for the purposes of VAT such tax will be payable in addition to the purchase price.
