YORK'S housing market is buoyant and is continuing to buck the national trend.
That's according to a North Yorkshire estate agent which has held a meeting of its staff in the city to discuss how to drive home to people that their homes can be sold - if they priced them realistically.
They say ominous warnings of house-price crashes and owners falling into the negative equity trap are unfounded and that the situation in York is not as bad as many people think.
Peter Illingworth, a partner in Illingworth Wood and Beanland Illingworth, said: "The stories which have been appearing in the national media are destroying people's confidence.
"We understand the market in York is challenging, but what is beginning to happen is that people who see stories about house price problems in London think the same thing is happening in York, when we are in a totally different market situation.
"It needs to be looked at context. In York, the housing market is holding up reasonably well. What we're concerned about is the damage which is being done to our customers and we would ask them to think twice about the national messages which are being put out."

Denise Howard, managing director of York estate agency SmilesAllRound, agrees York is holding its own in the house-price battle - but sellers need to make sure they put their properties up for sale at the right price.
"Compared to the rest of the country, York is doing reasonably well, but many of the stories which have come out nationally mean it becomes a self-fulfilling prophecy. It's a confidence issue," she said.
"People in the York area still want to move and we are finding there are locations in this area which people will want to move to, but properties have to be priced for the market today.
"We are all affected by things which are happening nationally and confidence is one of the key things which is affected.
"The message we are trying to send out is that if you are thinking of buying a house in York, get a decent agent'."

The truth is, prices down 6% in the last quarter and i can't wait until you are out of business....you lot just try to talk the prices up to get more of a percentage when they are sold... just get real!

the only way I can see most people moving is if they have money and are not reliant on the banks for the money. It is now a buyers market, if you have the money, not the sellers

This article is nonsense. All the houses for sale on our estate haven't sold for months. Estate Agents are bound to say all sorts of rubbish in the belief that someone on here will believe them.

It took me months to shift my house when the market was much more "buoyant" than it allegedly is now. Lots of people on my estate had trouble selling their houses. Many were overpriced, but I thought mine was priced very reasonably. Even so, I didn't get the asking price and felt extremely lucky to have sold it at all.

Agree with the reality of the comments as opposed to the attempt to hype - well they would. Three agents closed in York recently - others scattering to cheaper rents. Tells you something. My partner works p/t in one and they have never had it so slow. Trouble is sellers don't get real till they are desperate to and than have to take a lower offer than they might have had to in the first place.

So, after all these posts, every single one of them suggests that the housing market in York is far from bouyant. I think it is safe to conclude that house prices are falling and it is generally getting more and more difficult to sell property in this area. I hope the YEP editor takes note and listens to local views rather than the biased comments from Estate Agent managers.

The housing market was overinflated by money that didn't exist. Something (reality) has hit the fan and the worlds banks have cottoned on to the fact that the money doesn't exist. There's nowhere to go for house prices except down - probably to the levels of 10 years ago before all this uber-hyping of house prices started.

Maybe Denise would like to offer some evidence for her statement like a quick peep at info from the land registry figures! Funny how she now tells people they must be realistic having spent the last few years how saying they can get great prices for their houses (not forgetting she get's her slice of those price increases)..if the markets so good maybe she'd like to back that up with some figures to prove the markets so buoyant such as an indication about turnover etc at her company! Does the press actaully uunderstand she's got a vested interest in this? Maybe they'd like to talk to those others with a vested interest .....like those trying to sell!

It has taken me over a year to shift mine in Rawcliffe.Down 20000 on the original asking price to get rid of it.
So if York is 'Bucking the trend' it certainly didn't show in my sale.
What can I say about estate agents that has not already been stated..
Good luck to any body buying or selling,it can be quite stressfull at times.

These stories always make me laugh. There are no facts or figures only opinion from the people who would benefit if the market doesn't fall. Get the information to back up the story otherwise it is just a free advert!
