A MAJOR housing developer is proposing to submit an outline application for about 100 homes in Norton.

Gladman Developments Ltd will open public consultation on its plans to build a mix of one to five-bedroom houses, 35 per cent of which would be affordable, on a 4.5-hectare site, west of Langton Road.

The company has recently been granted outline planning permission for more than 200 homes in Kirkbymoorside on appeal following a two-day public inquiry.

Gladman declined to comment at this stage, but in a consultation leaflet, which will be delivered to individuals and businesses in the Norton area, outlined the benefits the firm consider would be brought to the community, including the creation of about 550 direct and indirect jobs.

“New resident population will increase spending in local shops, helping to maintain local business and services,” the leaflet states.

“The local schools may become more sustainable as there will be more children arising locally, thus needing places rather than travelling from further afield.”

An approximate contribution of £800,000 to the area would be made through the New Homes Bonus Scheme over a six-year period as well as improvements to the footpath and cycle link in Langton Road.

“Provision of about 28 per cent of the site will be provided as public open space and can include a local area of play,” the report added. “The existing trees and hedgerows will be maintained and enhanced through additional planting, thus preserving its longevity as well as ecological enhancements through the provision of a landscaped pond area.”

Gladman proposes to develop the site within five years and states that the homes will enable people to access the housing market locally, rather than being forced to move.

“The additional population boost could also help sustain employment and improve the attractiveness of Ryedale as a location to open or expand,” the report stated.

The company has written to Norton Town Council requesting a meeting to discuss the proposals.

Councillor Jonathan Gray said he would welcome the meeting, to “firm up vague statements”.
