A LANDLORD has been ordered to pay more than £13,000 in fines and costs for renting out a flat in North Yorkshire without taking basic fire safety measures.

Rava Properties Limited pleaded guilty in total to two contraventions of the Regulatory Reform (Fire Safety) Order 2005 following a serious fire in a basement flat at 29, Nydd Vale Terrace, Harrogate on December, 30 2012.

A post-fire inspection conducted by fire safety officers found serious deficiencies including: a lack of a fire alarm and detection system, a lack of self-closing fire doors and the abence of a fire risk assessment, Harrogate Magistrates Court heard.

North Yorkshire Fire and Rescue Authority took the decision to prosecute Rava Properties Limited, the company operating the rental property, and Nigel Rudd, former director of Rava Properties Limited, was also prosecuted.

Solicitor Rob Rode entered a plea of guilty on behalf of Rudd, in his absence, to two contraventions of the Regulatory Reform (Fire Safety) Order 2005. Rava Properties Limited was fined £6,000 and ordered to pay in full prosecution costs of £1,498.16 and Rudd was fined £6,000.
