PROPOSALS for two major housing developments that would see more than 440 new homes built east of York have moved a step closer to being given the go-ahead.

Bellway Homes’ plan to build 323 houses and flats on land off Yapham Road in Pocklington recently went before East Riding of Yorkshire Council’s planning committee. Another application for 120 homes on land north east of 6 St Edmunds in Stamford Bridge, submitted by Avant Homes, also went before the committee.

Both developments are set to get the go-ahead, but only after developers have satisfied council officials that they are putting enough back into the community through section 106 commitments, which require major planning applicants to improve local facilities or to pay for such improvements to be made.

The committee decided to defer Bellway Homes’ application for the completion of an enhanced agreement, to include a commuted sum instead of the provision of a large playing field. The agreement is also for the transfer and maintenance of on-site children’s play space and affordable housing.

Once this has been completed, the council’s director of planning and regeneration Alan Menzies will be authorised to grant full planning permission subject to a number of conditions.

The Pocklington development would comprise a mixture of one, two, three and four bedroom properties, including 80 (25 per cent) affordable homes.

Part of the application site is identified for housing allocation in the East Riding Local Plan. Access to the site would be via two new junctions onto Yapham Road.

Pocklington mayor, councillor David Sykes, said: “I went to the presentation the developer did, they have got a good mix of houses.

“But we appear to inundated with possible new developments in Pocklington.”

Pocklington Town Council and Barmby Moor Parish Council objected to the plans, and East Riding of Yorkshire Council received letters of objection or ones which raise concerns from 19 residents.

The Stamford Bridge application has also been deferred for the completion of a section 106 agreement relating to affordable housing and transfer and maintenance of on-site play space. After the completion of the agreement, Mr Menzies will be able to grant full planning permission subject to certain conditions.
