PROPOSALS for two major new housing developments east of York, consisting of hundreds of homes, will go before planners this week.

Bellway Homes has submitted a planning application to East Riding of Yorkshire Council for full planning permission to build 323 homes on land off Yapham Road in Pocklington.

At the same time, Avant Homes has applied for permission to build 120 homes on land north east of 6 St Edmunds in Stamford Bridge.

Outline consent for up to 120 new properties was granted in September 2015, and access onto the A166 was approved under that application.

The Pocklington development would comprise a mixture of one, two, three and four bedroom properties, including 80 (25 per cent) affordable homes.

Part of the application site is identified for housing allocation in the East Riding Local Plan.

It would feature outdoor play space for children and access to the site would be gained via two new junctions onto Yapham Road.

Pocklington Town Council has objected to the application for a number of reasons. It claims the density of the housing represents “over development” and the “lack of shelter belt between the existing and the new development means there is a lack of privacy.”

Town councillor Graham Perry said: “Each development should be in keeping with Pocklington and to the advantage of the town.”

Barmby Moor Parish Council has also objected to the plans, and East Riding of Yorkshire Council has received letters of objection or ones which raise concerns from 19 residents.

In his report to East Riding of Yorkshire Council’s planning committee, the council’s director of planning and regeneration, Alan Menzies has recommended that the application be deferred to receive comments from the highway management officer and the completion of a section 106 agreement.

But after this has been completed, Mr Menzies suggests he should then be authorised to grant planning permission subject to a number of conditions.

Both applications will go before East Riding of Yorkshire Council’s planning committee on Thursday.
