AS I pull into Upperdale Park, a young couple emerge out of a front door, carrying a vacuum cleaner and happy smiles. They’ve just bought one of the new houses here and are plainly delighted with their purchase.

“It’s really good,” the young man says of their new home. “We’re really pleased with it – now all we need are a few neighbours.”

Well, if our tour of the other houses on offer is anything to go by, they should not have long to wait… Upperdale Park is a small development of 12 properties gathered around a cul-de-sac on the site of what was once the Yearsley Grove pub on the edge of Huntington.

Normally, the demise of licenced premises would have me crying into my unfilled beer glass, but in truth few are lamenting the pub’s disappearance – and certainly not those who are looking for a smart new home at (by York standards) a very reasonable price.

The tour begins with a look at the house next door to that snapped up by the young couple.

The attractions are immediately obvious – the living room is large, bright and light and, freshly decorated and carpeted, feels immediately welcoming.

From here there is a door through to an inner hall and then another into the kitchen dining room, gleaming with high gloss cream wall and base units with black granite effect worktops over and brimming with integrated appliances including oven and hob, dishwasher, washer-dryer and fridge-freezer.

There is a back door opening out onto a not overly big but perfectly formed and fenced-in garden including a patio area and lawn. The ground-floor layout is completed by a large storage space and a cloakroom/WC.

Upstairs there are two double bedrooms (one of which has a deep walk-in wardrobe) and a single bedroom, all three served by a stylish contemporary bathroom with, nice character touch, a diamond-shaped window.

There is a similar layout to the next house on our walk-around – but this one has a delightful big bay window which somehow seems to make the living room larger – it certainly lets in lots of light.

There is a similarly well-equipped kitchen and the same combination of two double and one single bedroom and smart bathroom upstairs.

The positioning here means your garden is not quite so private but there are nice views from the windows – including the sight of mature evergreen trees waving into the upstairs bedrooms.

And so onto the third house style – and we’ll start our look at this one with a question. How much do you think a three bedroom, three bathroom, brand new home within walking distance of one of North Yorkshire’s top secondary schools and just a hop and a skip away from York city centre will cost?

We’re willing to bet you’d be surprised to hear it’s £250,000.

Especially when you see what is on offer. It has the same good quality spec as the other homes and the same stylish kitchen/dining room and there is a comfortable lounge with large window and a useful ground floor cloakroom.

Upstairs is where you see the real difference. The master bedroom and a second bedroom both have en-suites and the third bedroom – also a good-sized double – is served by the house bathroom.

When you add in the integral garage that is a lot of house for the money… All of the properties here – fine work by York-based Moorside Developments – have a good spec, have been smartly finished and have pristine presentation – all you will need to do is turn up, turn the key and move in.

As we say, it won’t be long before our young couple have some new neighbours…
