Rent rise fears over new ‘laws’

RENTS could be set to rise for thousands of tenants across York if landlords are forced to adopt strict new fire safety standards.

That is the warning of York Residential Landlords Association, which today called on City of York Council to throw out its proposed local guidelines and adopt the less stringent national ones.

Members claimed the new requirements were "unreasonable" and involved bringing rented properties virtually in line with hotel standards - costing thousands of pounds to implement.

Niall McTurk, chairman of the association, said dozens of landlords had already decided to sell their houses due to the increasing amount of legislation in recent years.

He said: "We treat fire safety very seriously as landlords and we fully accept that improvements need to be made, but not to the level that City of York Council is demanding - that is unrealistic.

Ruth Abbott, housing standards and adaptation manager at City of York Council, said the council's guidelines, drawn up with the help of North Yorkshire Fire & Rescue Service, were necessary.

She said: "It's all about making sure there is adequate fire protection in houses, particularly houses of multiple occupancy where the risk of somebody dying is much higher than in a single family property."

Are Mr. McTurks’ colleagues selling up due to legislation that protects their tenants? Or are they really jumping ship before the property bubble bursts? The buy to let philosophy has been to get rich quick and stuff everyone else for years encouraged by endless media hype. Get your hands in your over stuffed pockets, stop whinging and protect the health and safety of your overcharged tenants.

Niall McTurck is an idiot, he is a real yes man who just abuses the students trust, however he once let a room to me (im a contracts manager so used to having it out with contractors builders architects etc) he left us without a shower or washing machine for over a week. Needless to say he turned completely purple when i showed up at their offices in my power suit and dressed him down in front of all his staff. Needless to say the problem got fixed that day. I have no sympathy for him and hope that all his properties drop in value and make him bankrupt, although sadly i dont think this will happen.

.... why fuss - a live and healthy tenant is better than a lawsuit.... and wait till the property crash lots of cheap repossessions that will steadily regain value along with the rest of your portfolio. People will always need to rent houses so while there's a stigma to housing association estates and the diminishing local authority stock take that DSSS money and relax in the sun!

Mr McTurk keeps popping up in the local and national press over the last few weeks. Full page in the Daily Telegraph - an advertisment made to look like an article on student letting.

Me thinks he is trying to drum up free publicity for his bussiness - I wonder if times are getting hard.

If he thinks an article on cutting costs on safety is going to get more people to let from him, then he must be living on a different planet!!!!!

And this is the man who is on the Committee for the code of best practice.Student rents will drop next year as he well knows he has 37 properties still un let for this year and some from last year still empty !! can some one please explain to him about boom & bust.
