New homes: Luxury living with period-style quality
The second phase of a smart Hogg development in Sherburn in Elmet offers luxury living with period-style quality. Brian Page takes a look.
HOW about a brand new family home which not only has all the modern lifestyle touches you could wish for – but with the added attraction of period style luxury touches including high ceilings, decorative cornicing and deep skirting boards?
Well, Hogg the Builder reckon they have come up with just the thing.
The new viewhome on its development at Church Hill in Sherburn in Elmet combines just those attractions.
As does, we should say, the other five homes for sale on a select collection of homes that has already proven particularly popular with families (the first phase has completely sold out and those six homes in the second phase may well very quickly follow suit).
You can judge for yourself this weekend (Saturday, 10am-5pm) when Hogg officially launches the site’s new viewhome – and you can check out the floor plans and spec for the other houses. (And, what’s more, get a mini-manicure in the process from one of the team from Poppy’s Beauty Salon in Selby – now there’s an offer you don’t get at most property launches!).
But, to whet your appetite, here is what you will get to see when you take the tour of the viewhome, one of Hogg’s ‘Tollesby’-style properties.
It is a high and handsome house, roaming gently up and down three storeys and with nice, light, bright and spacious rooms across all floors.
We’ll start on the ground floor where, perfectly in keeping with popular trends, there is a large open plan kitchen/dining/family room – which will be equipped with top quality units and appliances and including the stylish addition of a Range-style cooker.
French doors from this room open onto south-facing gardens, laid to lawn and decking (cleverly, all of the new homes here have been designed to make the most of southfacing, all-day sun, layouts).
Those period-style touches we talked about earlier are very much in evidence in the sitting room where you’ll see egg and dart coving, picture rails, deep skirtings and a smart feature fireplace. (There is also the added extra of a ground-floor cloakroom).
The first floor hosts two double bedrooms, the master having a contemporary en suite, and the two bedrooms on the top floor share another smartly-fitted bathroom.
Of the other five homes available, two of them are ‘Easington’ end-terrace houses featuring an equally high-quality spec. Here the ground floor offers a similar layout to the Tollesby, with a big dining kitchen, spacious sitting room and ground floor cloaks.
Upstairs, the master bedroom has an en-suite and there are two further bedrooms and a house bathroom.
Interestingly, as with all of these homes, Hogg has ensured plenty of storage space/storage areas.
The remaining house style is the ‘Kilnwick’; these are a pair of inner terrace homes which have a large lounge with dining area (with French doors out to the garden), a separate kitchen and ground floor cloaks.
Upstairs, there are two double bedrooms and a house bathroom.
The super six in phase two add to the 11 homes from phase one (so this is definitely not a big and impersonal development) in a cluster based in a rural setting with countryside views and walks in the edge of Sherburn-in-Elmet (which offers a good range of local amenities).
Prices? Well, the official prices will be announced at the weekend launch but, if we were to suggest a range starting from £159,950, we don’t think we would be far off the mark.
We’d also hazard a guess (and it is only an informed punt at this stage) that you may be able to secure the three-storey, four-bedroomed Tollesby at around the £300,000 mark.
Oh, and there is one final – and very positive – plus. If you reserve one of the houses and exchange contracts before May 31, Hogg will pay your stamp duty.
