WE rather like being ahead of the field at The Press and this week we are so far ahead that there is actually nothing to see.

Well that’s not strictly true, the diggers are hard at work and the sales team are armed with facts, figures and photos, but Redrow’s new 8.76 acre development in Green Hammerton, called Churchfields, is still no more than a building site.

Actually, this is a good thing because it means savvy buyers can be among the first to get their hands on one of these superb properties by buying off plan until Redrow introduces two fully furnished show homes later this year.

However, for those who think that sounds a bit daunting, you can always take a look at existing Redrow developments in York, Harrogate and Sherburn-in-Elmet to get an idea of the quality and lifestyle that will soon be on offer in this picture postcard village.

Currently there are only four-bedroom homes available at Churchfields, although there will be three-bedroom homes coming soon, and one of our favourites of the current crop is the Bramham.

Available from £494,950, this is a delightful double-fronted, four-bedroom detached, family home built in brick with stone quoins and sills and Georgian style sash-effect windows.

Boasting a traditional layout, separate ground floor rooms give enough space for everybody to relax, while the large open plan kitchen/ dining room overlooking the rear garden provides a space to entertain.

A dedicated study is a useful addition for those who frequently work from home, while upstairs you will find four double bedrooms, including a master with en-suite and a family bathroom.

Redrow’s usual high quality specification applies throughout and includes floor to ceiling kitchen cabinets, soft-closing wide drawers, top brand name appliances not to mention excellent white bathroom suites with chrome finish fittings.

There are other trademark Redrow features too, such as higher ceilings and deeper skirting boards that add to the feeling of quality.

“We have paid particular attention to the design of our houses at Churchfields to ensure that they reflect and complement existing homes in the area,” says Patsy Aicken, sales director for Redrow Homes in Yorkshire.

“While the new homes are based on our popular Arts & Crafts influenced Heritage Collection, we have made subtle changes to the styles to reflect the fact that the development is next to a Conservation Area.”

An example of this is the addition of chimneys to complement existing properties; another is to retain trees that are subject to preservation orders, ensuring that they too will add to the look and feel of the development.

Finally, Redrow has substantially reduced the number of houses originally planned as a result of local feedback.

Of the 86 homes that will be built, 52 are for private sale, including three and four-bedroom detached family homes and some two-bed terraces. The balance of the site will be made up of 34 affordable properties for locals.

Ms Aicken tells us Churchfields will offer the chance to be part of an established close knit community, to which Redrow has committed to provide a host of benefits, including £278,000 towards education provision, £39,000 for bus/metro travel cards and a cycleway contribution of £29,000.

This promises to become a wonderful new development and is ideally located just off the A59 between Harrogate and York. Churchfields is situated just to the west of the village, within walking distance of the local primary school, and is only a mile from Hammerton train station.

If that’s not enough, the homes themselves offer the benefits of buying a new-build home, including up to the minute designs, high quality specifications, energy efficiency, low running costs and the peace of mind of a 10 year warranty.

Redrow’s Mastermove service is also available to buyers which could help make the move easier. In a nutshell Redrow appoints an estate agent to market the property on the customer’s behalf, manages the process and contributes to the selling fees. Unlike part exchange this can be used whether people are moving up, down or sideways on the property.

Sounds like Redrow has everything sewn up at Churchfields, doesn’t it?
