HERE’S one of our favourite sat nav disaster stories and it concerns two Chelsea fans who, like many of them, had never been near London in their lives.

So, in order to find the ground, our heroes programmed in Stamford Bridge, selected first gear and set off to watch their team destroy the day’s opposition.

Except they didn’t.

The signs ‘A1 North’ should have been the first give away, the length of the journey the second, but it was only as they crossed William Etty’s bridge over the River Derwent that the penny finally dropped.

Apparently it’s a true story, but perhaps the pals should have stayed a while because Stamford Bridge, Yorkshire that is, is where you will currently find one of the county’s finest collections of new build houses.

Godwin Vale by Avant Homes is a 16-acre, £34 million development off Roman Road comprising three, four and five-bedroom, semi-detached and detached properties.

At £244,000 The Kilmington is the entry level house, but you still get an awful lot for your money.

Space and quality are abundant, starting with the entrance lobby leads directly to the designer kitchen, with its fully integrated appliances, downlights and dining area.

There is a further double cupboard off the kitchen area, but the piece de resistance is the living room with its extensive bi-fold doors, which allow light to flood in. At just over 16ft by just under 11ft it’s also an ideal size for active families.

Upstairs the master bedroom is complemented by a choice of fitted wardrobe and private en-suite facilities, while two further family bedrooms have use of the contemporary house bathroom.

Top of the range at £524,950 is The Kirkham. This magnificent house has great kerb appeal and exudes quality even before you cross the threshold. Once inside, the superior specification is immediately apparent from details, such as the internal doors with Italian styled brassware and high profile skirting boards. The living room has a large bay window overlooking the front landscaped garden and two storage cupboards are located under the stairs.

At the end of the hallway, a spectacular kitchen and generously proportioned family room benefit from the superb bi-fold doors, flooding these flexible rooms with both natural light and feel good factor. These fully open onto the terraced area of the lawned garden.

An extensive range of kitchen units is available in a selection of colour combinations with fully integrated appliances, to include oven and hob, dishwasher, fridge freezer and microwave. A glass splashback compliments the quality hob and stylish taps accompany the one and a half bowl sink. Downlights complete the effect and a useful utility room opens out to the side of the property.

An elegant staircase featuring a walnut inlay with contrasting handrail leads to the four double and one single bedroom on the first floor. The master bedroom is fitted with contemporary sliding wardrobes in a choice of finishes and features en-suite shower facilities, as does bedroom two.

The stylish house bathroom boasts contemporary sanitary ware with a choice of bath panel to co-ordinate with a quality vanity unit and the full height wall tiles are from the very latest collections. For the ultimate in luxury a large double ended bath has a concealed waterfall tap, while downlights add the final touches.

Avant Homes Yorkshire sales director Steve Rider tells us demand is already high. “Avant Homes has established a reputation for innovative design and specification and is renowned for creating homes that give buyers more of what they want in a new home,” he says. “This is clear to see at Godwin Vale, where every home has been designed in direct response to customer’s needs and features our all-inclusive specification as standard.”

A limited selection of new homes are available with pre-show home packages, worth up to £24,000, while part exchange is available on all properties at the development.

And being so close to York, you won’t need a sat nav to find this particular Stamford Bridge.
