THIS week we feature a sneak preview of an exclusive development planned by Mulgrave Properties at Easingwold.

The award-winning builders are now based in the market town, so it is perhaps appropriate that this is where they have launched their latest flagship project.

Oxenby Place will feature 22 upmarket, high quality homes – each of which will have their own unique stamp – ranging from bungalows to five-bedroomed detached houses, all individually designed to complement their position on the development.

While all of the homes will be very different in design and layout they will have a number of things in common, including ultra-high energy efficiency and heat recovery systems and underfloor heating throughout – and then smart touches including traditional wooden sash windows and high quality brickwork.

And, naturally, they will include intelligent media network systems.

The first four properties of the 22 have just been released for sale and very impressive they look, too.

Plot 5, for instance, has an impressive frontage with high rooftop and deep (very deep, actually) light-gathering windows. Very much geared up for the contemporary lifestyle, it has a large open-plan kitchen and dining/family area with doors opening to a rear garden and with a useful boot room and utility room as well as a ground floor cloakroom.

There is also a sprawling living room with plenty of room to lounge around in and there is both an external store and a carport.

On the first floor the spacious master bedroom has an en-suite bathroom and a dressing area and there are three further bedrooms and a house bathroom (and you can tuck away a lot of ‘stuff ’ in the large storage area).

Talking of storage leads us to plot 6, which certainly has plenty of ‘stowaway space’ – indeed has plenty of space altogether.

This is a hugely impressive home, tumbling across three floors, beginning with a living room, kitchen/ dining room (with utility and cloakroom) on the ground floor before stretching up to a first floor which has a master bedroom with dressing room and en-suite and two further double bedrooms sharing a luxurious house bathroom. It is then topped off by bedrooms four and five sharing a shower room on the top floor.

Following that idea of individuality, plot 7 is laid out to a different design with a hallway off which there is a large living room, a study or home office and a cloakroom before we run into a kitchen/diner facing side on to a garden area. The first floor master bedroom again has both dressing room and en-suite and there are three more bedrooms and a house bathroom.

And then we move to the stunningly designed plot 13 (lucky for some in this case because whoever snaps up this house will have a fantastic home).

There is a lot of space here, including a living room, study and family room to what is almost a ‘wing’ of the ground floor before you then find a super-sized kitchen/dining room with utility room off.

Upstairs the master bedrooom, yet again, has dressing room and en-suite while there is also a guest bedroom with en-suite and two more double bedrooms serviced by a house bathroom.

All tremendous houses but, in our opinion, the really wonderful thing here is that while all these homes have style and space in common they all have very different layouts – so you are a long way from being in any kind of ‘one size fits all’ development.
