HAVING concentrated recently on a few of the bigger developments in and around the York area, this week we are looking at a single home.

It’s Kingfisher House, which sits in a tucked away spot in Strensall, a popular village to the north of York.

It is the latest project from Moorside Developments, a York-based company known for quality build.

As it happens, I know a few of the boys who work for the company and they had already made some noises about Kingfisher House.

As in “it’s a bit on the big side,”… through to “you ought to see this house, it’s huge.”

So we decided we would pop along to take a look. Well, yes, we thought, as we looked at it from the front. It’s a big house.

Big, that is before we actually saw the rest of the property – and then it became huge…

There is an awful lot to this house, with large room sizes and plenty of them, spread across three floors.

Just how much space is on offer becomes obvious when you take a stroll around the ground floor. Here you will find a 22ft lounge, all sparkling light and bright with windows to three aspects and with a natural stone fireplace and gas coal effect fire at its heart. There is a separate formal dining room and cloakroom.

And then we tumble through to the real wow factors – a superb kitchen breakfast room fitted with a range of cream framed units topped with black granite work surfaces and with a host of integrated appliances including Neff oven and grill, combination oven and microwave and fridge/freezer, dishwasher, and washer/dryer.

Double doors from the kitchen lead you through to a superb family room, a great spread of sparkling space with deep windows and French doors opening to the garden.

This a drop-dead-to-die-for room and makes the most of views across the open countryside at the bottom of the garden. It’s easy to see how wonderful an entertaining spot this would be.

And if you are having parties for family and friends there is plenty of overnight sleeping space here, with five bedrooms spread across the top two floors. On the first floor, the master bedroom has an en-suite shower room and a dressing area while the guest bedroom also has an en-suite bathroom and there is a further bedroom and a house bathroom. The final two bedrooms are set across the second floor.

This is an excellent family home – not least as it is less than a two minute walk away from the highly regarded Robert Wilkinson Primary School and in the catchment area for Huntington Comprehensive.

And it has plenty to offer outside, too, set as it is on a large plot which features a gravelled driveway with a garage and useful brick-built workshop suitable for lots of uses from home office to studio or teenage den (or even a dad’s den!).

The rear garden has an extensive natural stone patio and good-sized lawn with mature tree boundaries.

Big isn’t always beautiful but, in this case, it most certainly is…

Kingfisher House is offered for sale through marketing agents Your Move Anscombs at a price of £625,000.
