The new homes market in York has exploded in recent weeks with developments started or planning permission granted for hundreds of new homes in a number of areas around the city.

We will be looking at some of those developments in future issues but, dizzy as we are at the scale of building, we have decided this week to take a breather and have a look at a pair of independently-built new homes.

The first of which is a groundbreaking eco-friendly home that has been intelligently designed to provide maximum energy-saving processes alongside stylish and contemporary presentation.

It is Oak House at Lower Dunsforth, near Boroughbridge. The developers, Snodgrass and Co., have put considerable thought into the eco-efficiency installing benefits including a ground floor heat source system, high levels of insulation and other fuelsaving devices.

But it is not just the fact that this is a house which will be ultra warm and energy-efficient, one that will help keep energy bills low, but the sense of style and space that has been built into the design.

Quite simply, this is a lovely home to look at inside and out… The entrance into the property is impressive with double electric gates and a gravelled driveway leading up to the front of a house (where you can park up in a double garage – which has an office studio overhead).

The house boasts a hallway with exposed brick walls with, off to one side, a delightful kitchen and dining room. The former is superbly fitted with high white gloss wall and base units and a fine range of integrated appliances.

The kitchen opens to a fantastic dining/family area, a real wow factor space with light streaming in from floor-to-ceiling windows and doors and overhead Velux windows and inset beams.

The living room has a similarly sparkling style with deep full Apex windows including a French door opening to the garden and character once more supplied by a high beamed ceiling.

Then, on the first floor, there is also a lovely, large guest bedroom with en-suite.

Upstairs there is a master bedroom with en-suite, another bedroom with en-suite and a spacious third bedroom and house bathroom.

All of these rooms are large, light, bright and spacious.

Then you have the additional benefit of the aforementioned office/ studio over the garage.

Wrapped up in gardens which include lawned, terrace and flagged areas this is a very impressive, individual home.

• Oak House is being marketed by RM English (01904 697900) at a guide price of £650,000.

If your pockets are not quite that deep, then fear not, because our second individual new-build home is a smart detached family house that is offered at a reasonable £375,000.

It is a uniquely-designed home in Main Street, Thorganby, a doublefronted delight which includes a private rear garden and double garage.

Here you will find plenty of living and sleeping space in nicely proportioned rooms mixing comfort and style.

On the ground floor there is an impressive kitchen with a good range of high-quality fittings and appliances and a central preparation island.

It opens to a nicely-proportioned dining area which has double French doors opening to a patio and the garden beyond. There is also a separate utility room.

You will also find a big lounge to one side of the house and a study/ home office to the other. Upstairs, there is a master bedroom with luxury en-suite shower room, two further double bedrooms and a goodsized single bedroom and a house bathroom.

Another countryside home with a lot to offer…
