Small, select and very smart… Brian Page takes a sneak preview of the Linden Homes development at Stonebridge Park, Wilberfoss.

LINDEN Homes is something of a heavyweight player in the Yorkshire property market at the moment with a number of large developments in progress or planned in the region.

One of these has just been launched in Pocklington and will see almost 100 homes going up on the Wilberforce development.

We hope to let you know more about this project sometime in the near future, but for this week we are concentrating on a smaller, more select, Linden Homes development called Stonebridge Park at Wilberfoss (I know Wilberforce, Wilberfoss, pretty confusing).

No confusion about the quality of the Wilberfoss development, however, as this is an upmarket and very smart collection of new homes presently selling off plan with completion dates scheduled for around Easter next year.

They are all four-bed detached houses, six to each side of an approach road off Stonebridge Drive.

They all have high spec finishes and all have decent garden plots.

There are three distinct house styles to walk you through, beginning with the ‘Deighton’ – if only because Linden have marked this as their ‘property of the week’ and are offering a limited part exchange deal (you’ll need to talk to the sales team for complete details).

We really like the layout of this style, in particular the large, eyecatching open-plan kitchen and dining room to the back of the house.

There is plenty of space here for both cooking and entertaining and there are folding doors opening up to the west-facing garden (which will, come completion next spring, be very handy for al fresco dining).

This kitchen/dining room also has a separate utility room off, with a separate back door (handy for dumping boots and coats).

There is a good-sized lounge with a box bay window to the front, a cloakroom and an integral garage.

Upstairs, the master bedroom has an en-suite and there are three further good-sized bedrooms and a smart house bathroom.

Nice house, then, and we quite like the price which is a very decent £289,950.

The next style up is the ‘Wyton’, of which there are four available. This is a very smart, warm brick, handsome looking home.

There is a lot on offer in this house, including a good spread of groundfloor rooms which include bay window to front and French doors to the rear. There is a nice dining kitchen layout (again with French doors) and a utility room and cloakroom – and the added benefit of a study.

On the first floor there is a short Lshape layout off a central landing.

The master bedroom here is very swish. You step in from the landing and into a dressing room/wardrobe area with an en-suite shower room off, before going into the main (very spacious) bedroom area.

The second bedroom is also a very decent size (at 16ft 4ins long) and there are two further bedrooms and a house bathroom.

Very executive, the Wyton has a price tag of £389,950 – and for that you also get a big double garage.

And completing the terrific trio is the ‘Riplingham’, another spacious family home. Here you will find a 20ft lounge with internal doors through to a dining area which in turn flows into the kitchen (which has utility and cloak rooms off). The ground floor here is completed by a very generous second reception room/study (13ft 9ins by almost 10ft).

Naturally, the master bedroom has an en-suite, there are three further bedrooms and a house bathroom.

With good gardens and a double garage, the home has a nice, generous feel. The price tag is £379,950.

Smart development then, in a popular and characterful village in a good commuting spot eight miles from York and with good routes out to the east coast.
