Brian Page reports on a picture postcard rural development which combines traditional values with contemporary styling.

“Having travelled via Castle Howard climbing high in what is beautiful countryside we travelled through to the village. It really is attractive, lovely old stone properties with charm standing alongside newer more modern properties.”

Those words come from the team at RM English who are marketing an about-to-be launched new development, The Sidings, at Nawton, near Kirbymoorside and Helmsley.

Apart from letting the estate agents do our job for us, it was a good description with, as they say, “fresh eyes” looking at this remarkably beautiful rural area.

The agents also tell us that the developers – Ambleside Homes – have taken great care to ensure that the new homes blend and complement the neighbouring properties.

The result certainly looks attractive, the houses having a blend of stone and brick facades under red clay pantile roofs, reinforcing the pretty picture-postcard feel of the village and surrounding countryside.

It is an innovative and attractive development in other ways, too, being created in three distinct area sections and with an interesting mix of properties… and prices, which in the first phase of homes released range from £199,950 to £279,950.

In that first swathe, there are six different house styles including a detached bungalow, terraced homes and a smart-looking detached fourbed family house.

You will be able to see the style of the development, and two showstyle homes in particular, when RM English open the doors to the public for viewings on the weekend of October 5 and 6.

Here, hot off the press as it were, is a sneak preview of those to whet your appetite.

The first is that delightful detached bungalow, a ‘Falcon’ style, which Ambleside Homes have modelled on similar properties in nearby Briar Park. It is perhaps as good as any a property to illustrate what the builders have been aiming for – an attractive traditional mellow stone exterior opening to a highly-contemporary and stylish interior with lots of light and space.

Character is added with the inclusion of vaulted ceilings in the living room while the sunlight is invited in from the south-west-facing garden courtesy of tri-fold doors in each reception room.

There is certainly a lot of home for the £249,950 asking price, with the layout offering a spacious living room with feature log-burning stove and those folding doors, a kitchen with dining area, again with folding doors opening onto the garden. The master bedroom has its own ensuite and there are two further bedrooms sharing a house bathroom.

The second open-to-view property is an ‘Eland’ style detached house (again a huge amount of room on offer for the price of £279,950).

This really does have a superb internal layout with a spacious kitchen and dining area, running to more than 20ft in length and also having tri-folding doors to the garden.

It has the added bonuses of a pantry, store and cloakroom. There is a large living room to the front of the house, a hallway and separate study area. Upstairs the master bedroom has an en-suite and dressing area and there are three more good-sized bedrooms and a stylish house bathroom.

Altogether, there will be 21 homes at The Sidings with, as they say, a style and price to suit most people.

It is in a super location within easy striking distance of Kirbymoorside and Helmsley and with good schools, including the highly-regarded Ryedale School, close by.
