New homes in Riccall

Brian Page looks at Linden Homes’ smart new development in the popular village of Riccall.

RICCALL has expanded rapidly in recent years as new homes have sprung up on the edges of the village.

It’s not hard to see why this has proven a popular location for househunters.

It’s a pretty village with plenty of amenities including a primary school, post office, a fine local pub and a highly-regarded restaurant – not to mention an award-winning conference, events and community centre.

What’s more it’s ideally placed, just eight miles from York and a short skip to Selby and a host of commuting routes to destinations further afield. (And if you are a history buff it is also the site of the base camp used by Harold Hardrada in 1066 before his famous victory in the Battle of Stamford Bridge).

One of the developers busily building in the area is Linden Homes – and having completed an initial project at Richale Park, Linden is now creating a further, rather select, collection of houses on a nearby site named Dunelm Farm.

It’s already proving a winner – with almost half of the 13 homes snapped up ‘off plan’ by eager home-buyers anxious to join this semi-rural community.

There is, however, still a good choice of houses to select from, with a range of two, three, four and fivebedroomed properties, each carrying a different design style “to suit all living requirements and needs,” as the Linden team put it. What exactly does that mean?

Well, we’ve had a look at the range on offer and, to help you envisage what is available, here are some of those examples… The Welton is a very smart semidetached starter home with a surprising amount of space and nice, light and airy rooms. On the ground floor there is kitchen, cloakroom and storage cupboard – and a bright open-plan living/dining area which has French doors out to the garden.

Upstairs there are two bedrooms sharing a house bathroom.

The Welton is priced at £154,950.

Next up is a Thoresby-style detached house, a handsome double- fronted home, ideally suited for a young family. We liked the layout here – there’s certainly plenty of space on offer.

To the front of the house there is a large lounge to one side and a study to the other, both off a hallway which also provides cloak and utility rooms.

The highlight, however, at least in our view, is the open-plan dining kitchen which runs all along the back of the house and with the dining area having doors opening onto the garden.

Good value house this, at a price of £289,950.

Then comes the Wetherby, another smart detached house, this one sprawling gently across three floors.

The first of these includes a lounge with doors through to a dining room which in turn has doors out to the garden – and which is also open to the kitchen area (a nice flow between the rooms).

The ground floor also has a cloakroom and storage space. Up above, the house has four bedrooms on the first floor sharing a house bathroom.

And then comes a wow factor in the shape of a superb master bedroom suite on the second floor, offering a large and characterful room with lots of Velux lighting to both sides and a smart en-suite.

A big family home, priced at £299,950. (In between these twoand five-bed houses is a three-bedroomed Marston style with a kitchen which opens into a dining area, a separate lounge with doors out to the garden, two double bedrooms and a good-sized single bedroom and family bathroom. At the moment, however, all of the Marstons have been reserved.) The biggest house on the development, and the most expensive, is the Linton, which runs to some 1,646 sq ft of space. The layout to the Linton shows a large lounge with doors out to the garden, a separate study and an open-plan kitchen/dining room with larder and utility room and with cloakroom off the hall.

Upstairs there are four double bedrooms with the master having an ensuite, and a family bathroom. There is a double garage attached.

The Linton is priced at £359,950.

All of the homes have high-spec designer kitchens and bathrooms, high-performing energy systems and wiring for home entertainment systems.
