The secret is out – you can buy an awful lot of house for your money in the beautiful Wolds village of Nafferton, says Brian Page.

IN THE past some Yorkshire folk have rather selfishly tried to keep the secret treasures of the Wolds to themselves. After all, why share the beauties of the region with ‘outsiders’ and ‘ferriners’?

Well, the secret is now well and truly out – with people from all over the country now visiting to enjoy the glorious countryside and nearby coastal regions.

And some of them are stopping to take root… The Nunings, Beal Homes’s village development in Nafferton, has attracted buyers from quite a wide range of UK locations.

They are, say the Beal team, attracted to the pretty village of Nafferton by its ideal location – around three miles from Driffield, 16 miles from Beverley and about ten miles from some of East Yorkshire ’s most attractive beaches.

Its own range of local amenities including village shops, a post office, church, primary school and rail station are also way up there among Nafferton’s attractions.

Oh, and then there is the little matter of getting an awful lot of house for your money!

With new three-bedroom homes starting at £144,995 and fourbedroom properties from £224,995, the Nunings is a massive draw for those moving from the South (and quite a few other places where houses are considerably more expensive and offer less for your cash).

This week, the Beal team introduced us to Sue and Leon Beaumont by way of making their point.

The Beaumonts recently moved to a four-bedroom, detached ‘Haxby’- style property at The Nunings after selling their Kingston upon Thames house – their home for 30 years!

That must have been a wrench, but as Sue, a retired teacher, explained: “We were both retiring and looking for a property where we would achieve a good difference from London prices.

“The Wolds attracted us as we have relatives in East Yorkshire. We came up to have a good look around and decided we liked Nafferton. Though I was openminded about a new or older property, Leon wanted to avoid something that needed lots of work, so we decided on a new-build.

“Nafferton is a pretty village.

Though it is rural, it is a good size and with its own post office, wellthought- of village primary, grocers, a very good restaurant, which we have already sampled, and a pub. The place feels friendly and we are lucky enough to have both the coast and countryside just a short drive out of the village.”

The couple made the move with the help of Beal’s Smooth Move property marketing scheme under which, once a buyer has selected and reserved their new home, Beal markets their old property and covers estate agent’s fees and advertising costs.

“The Smooth Move scheme worked well for us. We feel that we achieved a good price for our Kingston upon Thames home and our new home here in Nafferton is larger.”

So, happy customers – but they are not the only ones. More than half of the 57 properties at the development have now been sold.

Of those remaining, here is a selection of what is on offer… The ‘Ripley’ and ‘Bedale’ styles are detached houses which feature superb kitchens and dining rooms (with French doors opening to a patio area) smart lounges, hallways and cloakrooms. Upstairs, they both have master bedrooms with en-suite and there are two further bedrooms and a house bathroom.

The ‘Butterwick’ style is notable in that while the ground floor has a similar layout to the two previously mentioned homes, with a large lounge, kitchen/diner and cloaks, there is a different layout on the first floor. Here, there is a master bedroom with an en-suite bathroom and a second bedroom – but the third bedroom runs over the garage and is a very good size, too – at around 19ft long, it’s a great space.

And if you like your homes high and handsome, you could do worse than to sneak a peek at the ‘Hovingham’ townhouse style which is spread across three floors. On the ground floor there is a large kitchen/dining room, a separate lounge and cloaks; the second floor has two bedrooms sharing a bathroom, while there is a brilliant, characterful master bedroom to the second floor with an en-suite and plenty of void storage space.
