Leaves are not the only things tumbling this autumn… Hogg the Builder is cutting its prices at two smart village developments. Brian Page reports.

IT’S NOT just the leaves that are falling this autumn… Prices for Hogg the Builder homes at various Yorkshire developments are tumbling, too.

The bargains are to be had at the company’s sites in Long Acre, Camblesforth and at Low Farm, Kirby Grindalythe.

Let’s first take the trip out to Camblesforth, six miles south of Selby and a straightforward run into York (with commuting routes such as the M1, M18 and M62 close at hand). This is a small development of 14 two and three-bedroomed homes, “ideal for first-time buyers”, according to the builders.

Here you can now snap up a ‘Hornby’ style mid-terraced house for £129,950 (reduced from £139,950).

You get a surprising amount of house for that money, with an impressive entrance hall leading to a sitting/dining room with French doors leading to the garden, a ground floor cloakroom and a super kitchen which has built-in quality units including NEFF oven, hob and extractor.

There are two double bedrooms – with the master having an en-suite – and a smart family bathroom.

Outside, the house has a southfacing garden and two parking spaces.

At the same development, you could opt for a ‘Holgate’ style home, a three-bedroomed link-detached dormer bungalow which has very flexible accommodation including a fitted kitchen with space for a breakfast table, a separate formal dining room and a generous sitting room with patio doors leading to a private, lawned garden – and there is also a ground floor room which can be either used as a third double bedroom or as a study/computer room.

On the first floor, there are two large bedrooms and a modern family bathroom. A roomy single garage and gardens complete the picture. Here, the price has been cut from £209,950 to £199,950.

Next, we’ll spin across to Kirby Grindalythe, a lovely rural hideaway between Malton and Driffield (and ideal for those who want to be within striking distance of the coast) where Hogg have a select group of ten homes in a courtyard setting.

On offer at a knockdown price here is Byre Cottage, a doublefronted property with views across the village to the church spire. It has a superb kitchen/dining room with French doors out to the garden, a sitting room with trademark Hogg Inglenook fireplace and a multi-fuel burning stove.

There is also a ground floor cloakroom and a utility room.

The master bedroom has built-in wardrobes and an en-suite bathroom; there is a further double bedroom and a decent-sized single bedroom and a family bathroom.

The package is completed by small but perfectly formed, landscaped gardens and a single garage. The price has just been reduced by £20,000 and now stands at £219,950.

And now our favourite of all this week’s discounted offerings… Anvil Cottage is a remarkable, individual home with huge amounts of charm and style – and with some very unusual touches.

It has a spacious, superbly-fitted open-plan kitchen from where stairs run off, leading to a big dining/family room which has French doors opening on to the garden. French doors make another appearance in the formal sitting room – and what a characterful room this one is, with a glorious vaulted ceiling and Inglenook fireplace.

And here’s another jaw-dropper – each of the house’s four bedrooms all have en-suite bathrooms (in a setting this pretty, you will always have visitors, so that’s a real plus).

One of those bedrooms is on the ground floor and could make the ideal study if you think you have enough sleeping space upstairs.

The house is surrounded by wonderfully landscaped gardens and two separate patio areas, designed to make the most of outside living (well, it’ll be spring again soon!).

But we haven’t quite finished with this house yet – above the double garage there is another room which would be ideal as a teenage den or a home-based office.

Absolutely cracking house, this one, especially as the price has been reduced by a whopping 30 grand and now stands at £399,950.
