New homes: a smart new development in Tadcaster

12:00pm Thursday 18th March 2010

We’ve just had one of those ‘not a lot of people know that’ moments…

While studying the brochure for a smart-looking new homes development at Stutton Road, in Tadcaster, we discovered that a Pinehurst refers to a variation on a four-ball gold match between two two-men teams where each player hits a tee shot, then players on the same team switch and hit their team mate’s ball. After the second shots, the team plays only one ball (of their choice) alternating strokes until the ball is holed.

What, I can hear you saying, is he going on about? What has this all got to do with the property market?

Well, nothing really – other than the fact that the houses at Stutton Park have been named with the game of golf in mind (linked, as it were).

A prestige development of only four homes, the properties here are named Lytham House, Pinehurst Lodge, Eagle Lodge and Muirfield House.

And very smart they look, too. So, with no further waffle, let’s walk you through what is on offer.

Lytham House is a big, bay-fronted two-storey home with lots and lots of space on offer.

The living room, for instance is 23ft long and has glass doors opening onto the kitchen and dining area, which have a combined size of 30ft. Now there’s a room made for parties! Lots of space upstairs, too, with five bedrooms, two en-suites and a house bathroom.

Pinehurst and Eagle Lodges are a pair of four-bedroomed, bay-fronted semi-detached homes, again with lots of space on offer.

Both follow the same design, with a large living room and (possibly the big selling point) kitchen dining rooms with French doors and Velux windows opening onto west-facing gardens.

Upstairs, in each case the master bedroom of the four has an en-suite bathroom and both have integral garages.

Muirfield House, meanwhile, has a highly individual feel. The living room, for instance, has two sets of south-facing French windows either side of a central feature fireplace.

There is a big open-plan dining kitchen and a family room.

Adding to the living space, there is an office/computer room. The four bedrooms are all decent-sized doubles and two of them have en-suite facilities.

An integral garage, off-street parking and gardens complete the package.

All of the homes have high-spec finishes and quality kitchens and bathrooms – and the kitchens have a good range of integral equipment including fridge-freezer, microwave and dishwasher, and there is underfloor heating to the bathrooms and en-suite facilities. The development is by The Sullivan Group and is being marketed by RM English (01904 697900). Prices range from £325,000 to £495,000.
