Town or village? Period property or modern home? Brian Page finds two very different houses but both with a huge amount to offer…

A TALE of two properties now… town and village, period house and contemporary home. It’s by way of a contrast but one thing the two homes have in common is a sense of style and space.

For the first we are popping out to Copmanthorpe, always one of York’s nicest satellite villages – although the good folk who live there do insist on very much having their own community identity and certainly there are plenty of local amenities to back up that claim.

Here we find a smart family home which has been lovingly and skilfully updated and improved by the present owners.

It’s light, bright and airy and beautifully presented and with lots of room (including a large loft space which would be ideal for converting into a further bedroom, subject to planning consent, of course).

One of the highlights here is the sun-soaked living room which has solid oak flooring, a feature contemporary fireplace and patio doors which open onto the rear garden – a super spot for relaxing.

The ground floor has a separate dining room, also with doors out to the garden, and there is a smartly fitted kitchen with high gloss wall and base units and a good range of integrated appliances.

Upstairs there are three generous bedrooms, a house bathroom and a wet room. The main bedroom here has fitted wardrobes and a decided bonus in the shape of glazed patio doors which open onto a balcony giving good views across the village.

Complete with an integral garage and a pleasant south-facing rear garden this is a highly attractive family home in a pleasant location (and in the catchment area of the highly regarded Tadcaster Grammar). It is offered by agents Naish at a guide price of £335,000.

And now we’re back in town to take a look at a very fine town house on the corner of St Johns Street and Lord Mayors Walk, just outside the city walls and a pleasant stroll away from the city centre.

This is a superb offering, sprawling as it does across three floors (and a cellar level) and offering fantastic views of the Minster and the aforementioned city walls.

Let’s give you the basic outline to begin with… On the ground floor there is a kitchen and dining room, wrapping around an enclosed garden (more of which in a moment) and with a bay-windowed lounge facing onto Lord Mayors Walk.

Up the stairs we have two double bedrooms, a bathroom and separate WC while on the top floor there are two more bedrooms and a bathroom.

That rundown, however, does not tell you about the real beauty of this home – the superb period styling including high ceilings, ceiling roses, deep windows, and period fireplaces.

Nor does it tell you that, being on a corner spot, many of those rooms have dual aspects with windows to two sides giving the house a glorious, bright, light and sunny feel.

And, just to labour the point, some absolutely superb views of the Minster and the aforementioned city walls Once you add in the small but perfectly formed enclosed and private courtyard style garden you have an excellent package. It is offered at a guide price of £450,000 by Ashtons.
