THE sun is dancing in a big blue sky. It’s a day when spring is suggesting she is just around the corner, that while there is still a nip in the air winter is finally waning.

Spring will be a good time here in Cordwainers Court, part of the Hungate Development which is situated just a two-minute walk away from the city centre.

Especially in this particular apartment, occupying as it does a fine corner spot, with light dancing in from double aspect deep windows and with its wraparound balcony making the most of the views.

This is a home with much to offer – starting with its prime location by Peasholme Green, with a gentle ramble into town along the cobbled back streets or a more direct quick step bringing you out into Parliament.

Which means that all of the city’s bars, restaurants, coffee houses, shops, cinema and theatres are, literally, on your doorstep.

The flat itself is a fine proposition, too, a chic and modern home, beautifully presented and offered with a smart range of furnishings.

There is a big main room, an open plan area with modern kitchen with a range of black gloss wall and base units and with built in appliances including fridge freezer, washer-dryer, oven and hob and dishwasher. There are patio doors from this room out onto the balcony.

The master bedroom has an en-suite shower room and there is a second double bedroom and a smart house bathroom.

The drawback, at least in the short term, is that it sits between two building sites, the Hungate second phase and the Hiscox insurance headquarters.

Work here, however, is on restricted hours and if you are out at work you won’t hear a thing (you don’t hear much, anyway, behind the apartment’s hugely efficient double glazing).

That said, then, this is a smart, modern home in a location that’s brilliant for the city wcentre.

Letters of Distinction are looking for a rental of £925pcm which includes a secure, underground parking space.

We’ll head back inside the city walls for our next property picks, beginning with a three-bedroomed home in Dewsbury Court, a quiet and secluded area tucked away just off Micklegate.

Here, spread over three floors, you will find plenty of room to romp around in, starting with a ground floor bedroom (or a living room/study) and WC and access to the garage. On the first floor you have the lounge and dining area and a modern kitchen with integrated appliances. On the second floor there are two double bedrooms and a house bathroom.

The package is completed by low maintenance gardens and generous parking space as well as that garage. This one is offered by Martin and Co at a rental of £995pcm.

A short stroll away from here you will find Smales Street, in the popular Bishophill area, again within the city walls and just a short walk from the city centre. This home is an unfurnished terraced house which will be freshly decorated before the new tenants move in. On the ground floor you have a lounge with gas fire, a dining room with laminate flooring and original ornamental fireplace and a galley kitchen with gas hob and electric oven, fridge and washing machine. There is a ground-floor bathroom and upstairs you have two bedrooms. The rental sought by Letters Ltd on this one is £725pcm.

Back on our tracks, we are off to Bootham to look at a very smart flat in a period home in St Mary’s. The ground floor apartment offers a large sitting room/dining room with period character, a kitchen with appliances, a bathroom with separate shower cubicle and a master bedroom with en-suite shower room. There is also a further double bedroom. Nice period home with lots of charm, offered by Linley and Simpson at a rental of £875pcm.

And now, in our last but definitely not least spot, we feature a superb terraced house on Wigginton Road. The beautifully presented house offers plenty of character touches starting with an entrance hall with original tiled flooring, a large living room with a warming wood burning stove at its heart, a dining room and then a fully fitted kitchen with range cooker, fridge freezer and dishwasher (period style and mod cons in this one!).

On the first floor there is a master bedroom with large dressing area and a stunning bathroom with roll top bath and separate shower cubicle while on the second-floor there are two further bedrooms.

Superb property which is offered by Letters of Distinction at a rental of £995pcm.
