Thinking of moving in the new year? Should you choose brand new or new to you? Linden Homes, says Brian Page, have a very persuasive argument for choosing new build at their Wilberforce Manor development at Pocklington.

NEW YEAR, new home… but do you go for brand new or just new to you? It’s a constant question in the property world and both types of home, obviously, have their attractions.

The Linden Homes marketing team weighed in to the debate this week with a persuasive release setting out the advantages of opting for a new-build property.

Their arguments included the fact that once you add in the costs of redecorating, installing a new bathroom or kitchen (or both) and a lot of DIY stuff that most of us (certainly this writer) are not equipped to do, then brand spanking new starts to look good.

And, for good measure, they chucked in 12 more good reasons (on the 12 days of Christmas line, if you follow).

We won’t give you them all but they do include ecofriendly, cost-saving build techniques and the chance to create a home to your style by buying “off plan” and then getting to choose things such as your kitchen units, tiling and floor covering. Perhaps, however, the best argument to back up the Linden Homes point of view is a look at their homes.

Take the company’s Wilberforce Manor development at Pocklington, for instance… a smart development of two, three, four and five-bedroom homes, it is designed to provide “something for everyone”, from first-time buyers to families.

Not a small development, with almost 100 homes on the site, it is, nevertheless, quite select, with a high-spec finish promised for every home style – of which there are quite a few.

Here are just four of the styles available, to give you a flavour of what is on offer.

- The Riston, priced from £214,950.

This is a nicely proportioned ‘starter home’ with a double-sided layout with a large lounge with French doors opening to the garden to one side of the hallway and to the other a dining kitchen with a storage cupboard – there is also a ground-floor cloakroom. Upstairs there are three bedrooms, a double and two singles and a bathroom.

- The Everingham, from £234,950.

This home has a different layout altogether from the Riston, with a large lounge dining room running the length of the back of the house with a long set of bi-folding doors opening to the rear garden (making a brilliantly light and bright space and inviting the garden into your home – which might not sound a good idea right now but it will be come the spring). There is also a superb fitted kitchen and a ground floor cloakroom behind an integral garage.

Upstairs, the master bedroom has an en-suite shower room while there are two other bedrooms and a smart house bathroom.

- The Hayton, from £374,950.

You’re stepping up in terms of space with this wonderfully laid out, spacious family home. The ground floor highlight here is – in our opinion, at least – a sparkling kitchen/family room which has bi-folding doors opening to the rear garden and an internal door to a formal dining room (which has French doors opening to the rear) as well as another door to a utility room. There is a separate lounge, ground floor cloaks and integral garage.

Upstairs there is a master bedroom with en-suite bathroom with both bath and walk-in shower, three further bedrooms and a house bathroom. This is a big, bouncy home, ideal for family living.

- The Poppleton, from £399,950.

The largest of the homes on offer in terms of bedrooms and internal space, this gorgeous house sprawls itself across three floors with good-sized rooms and a grand sense of space. There is a lively layout on the ground floor with a lounge and a separate family room (or study or, well, pretty much anything you want to use it for).

To the other side of the long hallway there is a delightfully fitted kitchen running down to a breakfast area with a box bay window including doors out to the garden (this pair of rooms run to a very healthy 30ft in length).

On the first floor there is a super master bedroom with both an en-suite shower room and a dressing area, two more double bedrooms and a house bathroom.

And there’s more…with two more bedrooms sharing a bathroom on the second floor.

A superb house by any standards.
