Small but most definitely select… Brian Page takes a look at a three-house development promising top quality family homes in Copmanthorpe.

WHEN it comes to new home developments Manor House Gardens, at Copmanthorpe, is not one of the biggest presently in progress – but it is one of the most select.

There will be just three properties here but each will be big homes with big specs.

And, from the artist’s impressions we have seen they will be beautiful-looking homes, too… The three houses are to be named Tall Trees, Pine Court and the Beeches – the tree theme giving you an idea of the rural setting they will occupy – and each property will also have plenty of outside space as they will occupy a plot of around a third of an acre.

Those will be quite private plots, too, sitting behind electric gates at the head of a long tree-lined driveway and surrounded by mature landscaping.

The project is a partnership between GAA Properties and Wilton Homes.

Alan and Gary Partington, who run Wilton Homes, spent their childhood in Copmanthorpe and as well as fond memories have a good knowledge of the local area and the character of the village.

Put that together with their reputation for painstaking attention to detail coupled with imaginative and innovative design and you have a winning combination.

They’ve certainly come up with a good spec – including Spanish slate roofs, timber windows and doors, oak porch and patio and terrace areas with a choice of Indian stone or decking.

This being the modern age, the homes will have entertainment systems, including audio systems piped throughout the property and Sky plus cabling.

And buyers will also have an input into the styling of their new home, choosing, for instance, kitchen fittings from the designated supplier Smith Brothers to suit their individual tastes.

As to the house layouts… we have seen a sneak preview of the layout of the first of the homes to be made available.

This is Tall Trees, a splendid, detached executive home with a huge amount of space and style on offer.

We really liked the artist’s impressions – the computer-generated images show an attractive front of house, a welcoming oak porch with a long run of timber windows to either side.

But it is perhaps, the back of the house which gives you an idea of the real joy here – what marketing agents R M English describe as a “lifestyle choice” which is hinted at by the floor to ceiling doors you can see in the picture.

As to location, the three houses are being built in the grounds of what was once the manor house (the clue is in the development name) of Copmanthorpe – a popular village both as a well-situated commuter spot and as a strong social community in its own right with a good range of shops, pubs, sporting facilities and schools.

At the time of writing prices for the properties are yet to be finalised (but with the size and spec on offer we can guess that they won’t be inexpensive).
