UK HOUSE prices have seen a ten per cent rise in the last year – the biggest annual change since September 2007 with the average cost of a house now standing at £186,332.

The soaring cost of buying property has not, however, led to any decrease in demand – in fact quite the opposite.

And certainly that’s the case in the new homes market… This week saw the “sold out” signs appearing on a number of new home developments in and around York. And, as we highlight below, several other developments are advertising the fact that they have just one home left for sale.

We start our ‘last chance saloon’ round-up at Bellway’s prestige Meadowfields development at Boroughbridge.

Of the 46 homes at the project just one remains, the rest having sold in record time for the company.

As sales advisor Christine Cruse said: “Meadowfields is certainly one of the fastest selling developments I have worked on and it’s not difficult to see why – all of the houses are stylish and the large open plan spaces are perfect for families.

“Its location also means there’s the benefit of market town living, whilst easy links to the A1 mean Leeds, York or Harrogate can be reached within just half an hour.”

The remaining house is a ‘Harrogate’ style detached house which looks like the perfect family home, having a lot of space and room to romp around in.

ON THE ground floor the heart of the home comes in the shape of a splendid kitchen/dining/family room which runs some 25ft all along the back of the house and which has two sets of French doors opening up to the rear garden.

And that’s not all – there is a separate lounge, a useful study and a ground floor cloakroom.

Upstairs there is a spacious master bedroom with en-suite and three further bedroomsand a luxurious house bathroom.

Splendid house, then – but you may have to be quick to snap it up, particularly as Bellway’s part exchange scheme may be available on this home.As Christine says: “Whoever is lucky enough to snap up this last property will be living on a very sought after development – but from my experience, they will have to move very fast indeed.”

The Harrogate four-bed detached is priced at a recently reduced £314,995.Interested parties should call the sales team to make an appointment to view on 07855337204.Meanwhile there is a similar situation at Daniel Gath’s Orchard development inWhitby Drive, off Stockton Lane, one of York’s prestige locations.

The “Bedale” style is a smart, handsome looking detached house with a good-sized lounge (17ft by 12ft 9ins) and a superb dining kitchen which runs to almost 20ft in length and has French doors opening to the garden – and with the added benefit of a ground floor cloakroom.Upstairs there is a master bedroom with en-suite shower room and three furtherbedrooms and a bathroom.

Again, another smart family home in a good spot, the Bedale is priced at £389,950.

And finally we are off to the pretty village of Appleton Roebuck, a short distance from York and handy for commuting routes to Leeds and further. Here we will take a peek at The Orchards, in Orchard Close, a small and very select collection of homes by Northmead Developments.

The last home of just three detached properties, Number 1 is a pretty home to look atfrom the outside and one with a lot to admire once you are past the front door.

The highlights here include a superb fully fitted dining kitchen to the back of the house with a dual aspect lounge to side and box bay windowed front – and a study to the other side of a hallway.

On the first floor you have a master bedroom with en-suite shower room, three furtherbedrooms and a house bathroom.

The package is wrapped up with gardens and a double garage and it is priced at £395,000.
