Brian Page sends Father Christmas a wish list of some of his favourite properties in the York area

DEAR Santa, I have been a very good boy this year and worked hard writing about lots of lovely homes for all the lovely Property Press readers.

So, here is what I would like to see in my Christmas stocking if it’s all right with you. I would be happy living in any of them. Don’t worry about cramming them down the chimney, just send me the title deeds…

The Horseshoe, Tadcaster Road, York

This may be my favourite property on the market at the moment.

It’s a beautifully-styled, detached family home in a lovely spot. It has wow factors galore including one of the best open-plan kitchen/dining/ family rooms you could ever wish for – a lovely, light, bright and airy space with hardwood flooring, floor to ceiling full-length doors and windows running along the whole of the back and ushering the garden into view in a delightful way.

Absolutely brilliant. As well as this stunning area, the house has four further ground floor reception rooms, marked in turn as sitting, music and play rooms and a study.

There is also a cloakroom and utility room. Upstairs is a master bedroom with en-suite, four further bedrooms, two of which with balconies, and a bathroom and shower room. St Paul’s Square, York

I’ve always been an admirer of St Paul’s Square, a grand sweep of homes in a tucked-away spot around a communal central garden – very London square style and almost unique to York (almost – see below). This fine Grade II-listed townhouse has been considerably refurbished by the present owners and rambles across three floors, beginning in the basement with wonderful open-plan space, having a family room running into a kitchen/breakfast room. On the ground floor is a sitting room and dining room; a master bedroom with en-suite and a further bedroom sit above, while on the top floor there are two further bedrooms and a shower room. The Square, Tadcaster Road

The only other square in York – this one considerably newer than St Paul’s. This house may be the first of the Nixon Homes properties at this exclusive development to come up for resale. This is a modern home with contemporary comforts blended with handsome traditional period styling including high ceilings, deep windows and spacious rooms. Set over four floors it has a reception hall, cloakroom and utility room and a study at ground level (set around an integral garage). On the first floor there is a stylish living room with balcony and a kitchen diner. On the two floors above there are four bedrooms and three bathrooms.

Moor Lane, Dringhouses

Another excellent contemporary home. In fact it’s brand new, having been only recently completed. We loved the sense of space here, with big rooms and plenty of them. A handsome, double-fronted detached property it boasts two 20ft reception rooms, a superbly fitted 19ft dining kitchen and five double bedrooms set across the top two floors. It’s been finished to a high-quality spec and makes for a top-class family home. Wrapped up in nice gardens and with a double garage, it is priced at £395,000.

York Street, Dunnington

A period gem, this is a detached Grade II-listed house in one of the best spots in this sought-after village.

It has been extended and refurbished in recent years, but still retains the “character of the era” as the details tell us. It has a lot to offer including three reception rooms, an attractive dining kitchen and an orangery with garden views.

It has four double bedrooms, one of which has an en-suite. In the garden there are various outbuildings (with planning permission to convert two barns into two holiday homes). As we say a period treasure, priced at £595,000. Contact: Red Move (01904 488444).
