Property details

Bedrooms: 3

From first glance one may be forgiven for thinking this property may be the same as others which surround it. This, we feel, is a mistake indeed and there was no-one more surprised than us when we were invited out to view. Firstly, the property sits at the head of the cul-de-sac and to the rear are lovely views over the open countryside, towards the woods. Internally, whilst the house follows the Barratt design, this couple have really thought hard in how to improve and maximise the space, resulting in what was the wasted attic now being a most stunning bedroom, bringing good meaning to 'the room at the top'. The remaining accommodation is well presented with the use of Laura Ashley designs being incorporated, enhancing the modern, clean look.
In brief: reception hallway, ground floor cloakroom sitting room, dining room, conservatory and kitchen. To the first floor there is a master bedroom with en-suite shower, bedroom two which is a double room, a further nursery room/study and the house bathroom. To the top floor lies an extremely good size bedroom, ideal for children.
Externally there is a garage, well designed gardens to the rear laid to lawn, with a dedicated decked sun area good for alfresco dining during the summer months.

DIRECTIONS
Wheldrake can be approached from a number of directions. The first option is following the Fulford Road, A19 out of York passing the Designer Outlet. Continue along this road to Crockey Hill, turn left at the traffic lights following the road into Wheldrake. When entering the village take the second left into North Lane, follow this road, turning left again into Broad Highway (the junction just before the school). From Broad Highway turn left into Braithgayte and right again into Ruffhams Close. Number 14 is at the head of the cul-de-sac, identified by our For Sale board.
Wheldrake can also be reached via Elvington, using the country lanes from Grimston Bar.
