A residential development site situated a mile or so north of the city centre and benefiting from planning approval for five 3 storey town houses. The site extends to circa 0.36 acres and has a rear boundary onto the River Foss. A number of nearby mature trees and views across the Foss over open countryside, provide an attractive if not unexpected outlook in what is predominantly a City suburb.
Designed by Architects David Chapman Associates, the town houses are formed from a single block with staggered elevations, positioned deep into the site away from Huntington Road. This ensures that the qualities of the setting can be more enjoyed and appreciated. The demolition of the existing house is necessary as this creates the space and width for the approach road. Historically, the site has benefited the existing house as garden/allotment use.
279 Huntington Road is situated opposite Wray's Cottages 1.1 miles north of Monkgate and 1.3 miles from the City walls. The Monkgate roundabout links Heworth Green with Foss Bank and the York Outer Ring Road can be accessed 2.0 miles further along Huntington Road or via Malton Road. There is a selection of local shops and Huntington School is within one mile.
The site area extends to circa 0.36 acres including the existing house and rises gently from the boundary with the River Foss towards Huntington Road. Gardens of the neighbouring properties with established hedge boundaries border the site to the north and south. The property to be demolished is a detached two storey building of traditional red brick construction.
PLANNING & DESIGN
City of York Council approved application reference no. 11/01652/FUL in September 2011 for the erection of 5 terraced dwellings with associated access following demolition of 279 Huntington Road. This consent applies to drawings submitted by David Chapman Associates numbered 10:03:03 Rev K received by the Local Planning Authority on 21st June 2011.
Gas, water, electricity and foul drainage services are currently connected from Huntington Road in to the existing house. It is proposed that surface water would drain into an underground holding tank located beneath the turning area and then be filtered back into the River Foss.
