Property details

Bedrooms: 5

The Cottage forms part of the Main Street of this highly regarded and well sought after village of Holtby. The pretty village church can be seen from the approach, which provides a pleasant setting and cements the true village spirit. Properties rarely become available here. Access to major road links are good, with the A64 being within easy reach, suiting those who commute to Leeds on a daily basis and beyond.
The property dates back to circa 1830. Within there is a wealth of character retained, inherent of age and with the benefit of a clever refurbishment programme, carried out by the owners , where with will and a determination their intention was to retain as many of the features as possible, preserving character and rusticity, whilst introducing modern touches where necessary to create comfort and ease for today's lifestyle.
The Cottage not only boasts good accommodation we feel. it has the added attraction of a one bedroom annex, known as The Apple Barn, attached to the main house. This too has been refurbished and used as a holiday let, averaging approximately £800 per month throughout the year. To complete the property is an extensive courtyard to the rear with a garden and a range of useful outbuildings and extensive parking.
In brief: reception hallway, drawing room with open chimney and beams, a wealth of exposed brickwork and woodwork. Breakfast kitchen complete with range cooker, day room, utility room/boot room and a ground floor cloakroom To the first floor there is a master bedroom and en-suite shower room, three further bedrooms and principal bathroom. The annex includes a kitchen, sitting room, bedroom and bathroom, it is linked to the home if required by a doorway.
An individual double fronted period cottage offering huge character, in a sought after area, well worthy of inspection.

LOCATION
The village of Holtby is situated some 5 miles travel of York City Centre. Local shopping is available at Dunnington or, alternatively, there is the local award winning Balloon Tree farm shop.
Holtby Village itself is steeped in history. The Scandinavian origins of the name Holt, which means coppice village, indicates that the Vikings were once there. The Yorvic way, which is a 65 mile recreational pathway, skirts the village and there is an abundance of cycle paths and country lanes right on the doorstep.
There is a regular bus service serving the village into York City Centre.
Forest Park Golf Club is the nearest 18 hole Golf Course and Club House. Highly acclaimed Fulford Golf Course is also nearby.
