WE WELCOME figures out this week from Nicholas Wrigley, director of York’s Persimmon Homes, announcing significant profits for the first half of the year.

Conditions in the UK housing market are still challenging, but City of York Council is dedicated to helping developers in York.

The council has been responsive to the wider economic recession and is among few authorities to revise its affordable housing policy in recent year and reduce these targets from 50 to 25 per cent on brown-field and 35 per cent on green-field sites.

The council also exempts urban sites with fewer than 15 dwellings from the affordable housing requirement.

If 20 per cent developer profits cannot be met, the council encourages early discussions and a simple viability appraisal, so alternative solutions can be considered including lowering the affordable housing requirements in order to maintain developer profits.
