TREE lovers have the chance to buy an 82-acre woodland near York - with a top-of-the-range treehouse thrown in.

Sutton Wood, an idyllic retreat from the hurly burly of modern day life, situated at Sutton upon Derwent, is available for a guide price of £310,000.

The mixed woodland features maturing Scots and Corsican pine and mature broadleaves, including beech, oak and sycamore.

Agents John Clegg and Co say it also contains a substantial bespoke tree house, situated between three mature beech trees and built in 1979 by Amazon Treehouses Ltd.

It has a veranda clad with horizontal timber under a pitched roof clad, and a ladder provides access from the veranda to a partially hidden roof deck.

"The wood enjoys a good straight access from the public road," said a spokesman.

" Access within the wood is via a spacious and comprehensive track system, enabling all parts to be reached by four wheel drive vehicles and tractors."

The agents say pine, spruce, fir and larch contains good marketable timber, while areas of maturing beech and sycamore provide a traditional English atmosphere.

The wood also contains a scheduled Ancient Monument, known as Giant’s Hill Motte, which included a raised motte enclosed by a moat.

"Motte castles are medieval fortifications introduced into Britain by the Normans," said the spokesman. "Little is known about the history of this monument although it has been suggested that it was built to guard the nearby crossing of the River Derwent."

The agents said there was an agreement with Humberside County Council for a circular path and there was a right of way through the woodland, which would be maintained.
